Kelli’s 2 Cent Tuesday - Episode 31

🏡Today's Random Real Estate 2️⃣cents Tuesday is about painting your ceiling. 

Painting your ceiling gives for a brighter and cleaner ✨look to your room. Especially if it’s been a while since it has been painted. Paint is just like anything over time it can yellow or fade. If a tenant or past owner had smoked🚬 in the property you will definitely notice a difference. Also a fresh coat can help with getting rid of odors. 👃🏼

Flat paint is the “best” per pro tips. You can use anything you want, but they never suggest a semi gloss or gloss. The 🖐🏽basic levels of paint start at flat, egg shell, satin, semi gloss, gloss. These different levels of finish have to do with the range of shininess. A rule to go by is the shinier the paint the more imperfections will 👀stick out.  In this video I tried for the first time on a ceiling using a satin finish. It was a small surface and lightly textured so it didn’t create any issues. I could see though where if the ceiling was bigger or smooth finished it would make it difficult to hide roll marks.

On the Road with #MARCUMsold: Heritage Place

Heritage Place Subdivision is one of Richmond’s hottest and most convenient neighborhoods!

This week we are taking a drive through one of Richmond’s hottest and most convenient neighborhoods:  Heritage Place. This neighborhood is about 10 years old and it’s still growing! Choose an existing home or build your dream home – lots are still available in this wonderful neighborhood. First time homebuyer? This is the perfect subdivision for you!

In the past two years (2017-2018), 40 houses sold in Heritage Place. The least expensive sold for $150k and the most expensive sold for $260k. The average sales price is around $185k. The homes are brick and vinyl, slab houses with crawl space basements. The restrictions for building a new home in this neighborhood include a minimum square footage of 1300, 1 car garage minimum, pools must be in ground, and only four board plank fencing is allowed. Within this neighborhood is the gorgeous Dominion Senior Living complex. Heritage Place is also walking distance to the Richmond City Center which is filled with shopping, restaurants, a grocery store, bowling alley and movie theater! If you want a neighborhood that is close to everything with easy access to I75, you’ve got to check out Heritage Place.

🏡Today's Random Real Estate 2️⃣cents Tuesday is about sellers disclosures. 

This is an extremely important document that is beneficial for both the buyer and seller. 

A seller needs to fill this 4 page (in Kentucky) document out as throughly and honestly as possible. It’s the law!  ⚖️It will help provide valuable information to possible buyers. Also if you provide detailed information in this document and disclose probable items, when they are red 🚩flagged during the buyers home inspection the buyers are not to ask for it’s repair. 🛠

Buyers, the sellers disclosure is a great place to look at for possible issues. 💸Reading it over carefully with your agent 👩🏼‍💻and having all due inspections will help provide less complications in the future.

On the Road with #MARCUMsold: Kings Gate

Take a peek inside the gorgeous and highly sought-after neighborhood of Kings Gate!

I am so excited and proud to show you my favorite neighborhood in all of Richmond, Kentucky: Kings Gate! This neighborhood is incredibly centrally located, just three miles from the Eastern Bypass with easy access to everything. Built in the 1990’s, Kings Gate is comprised of 50 beautiful, custom brick homes.

All of the homes in this neighborhood sit on a minimum of 1 acre. Prices range from about 300k-750k, and believe me when I tell you this is a highly sought-after neighborhood! In the past 2 years, there have only been 5 homes for sale. Once you move into this wonderful neighborhood, you don’t want to leave! Many of the homes have in-ground pools and walkout basements. While there is currently no HOA in place, the neighborhood is impeccable and neighbors truly care about each other. Kings Gate is incredibly family and pet friendly.

Kelli’s 2 Cent Tuesday - Episode 29

Being a👩🏻‍🍳host on Thanksgiving can be stressful but being prepared and not taking things too seriously can help alleviate the pressure. Here are a few things that help me with this fun filled busy day. 

📌 Stop at the dollar store and pick up platters and utensils.🍽 You can throw them out at the end of the day to help with  clean up. 

📌Have activities available and set up for the kids. Puzzles, coloring books, or check out Pinterest for great ideas🎨

📌 If you are having a larger gathering pull out your coolers to keep your beverages in. This helps with saving refrigerator space for all the food stuff. 

📌Use a 12lbs no thaw Jennie-o 🦃Turkey for small gatherings. I’ve used one for 3 years and it turns out amazing every time. If you are heading toward the traditional cooking route for the turkey try using bacon to cover instead of cheesecloth🥓

📌Do all your prep work and cutting a day or two prior. Setting up your table and chopping all your veggies early will help keep stress at bay🥒

📌Use the crockpot for as many of your side dishes as possible 🥘

On the Road with #MARCUMsold: Argyll

Looking for a classic, well-established neighborhood in Richmond, Kentucky? Check out Argyll!

Between Lancaster Road and the Interstate lies the beautiful, older neighborhood of Argyll! Built in the 1990’s there are about 125 houses total in this subdivision that was originally developed by the homebuilder Bob Hager. You’ll notice sidewalks, street lights, and trees throughout Argyll. Centrally located, classic, and well-established, this neighborhood has tons of features that homebuyers are looking for!

Sale prices in this neighborhood range from $130K-225K, with the average sales price being around $170K. Homes for sale in this neighborhood are usually only on the market for about 60 days. These are beautiful homes with great floorplans that utilize every inch of space! Most of the homes sit on a quarter acre, but some of the larger homes are on about one acre.

Making your move into a new home can be hectic. Having a moving day checklist is a must for keeping you sane during this time! Ask your agent for a copy of one or you can find options on the internet. 

Here are a few things to remember and do:

📦Gather items to donate and contact charity to set up a pick up time a few weeks before the move

🗾 Fill out a postal change of address

💡Contact utility companies for the change over 

🍼Pack necessities (Medicine, pet food, extra diapers, charger) into your car and NOT into pods, moving trucks, or storage

You can benefit from end of the year buying or selling! Buyers & Sellers can be more serious in the 🍂 fall and winter. The end of the year and holiday season can bring less competition for both buyers and sellers. 

Fewer buyers means a smaller chance of multiple offers. Yay for my buyers!!

For sellers homes that have obstacles this could be a great chance for your home to pull ahead with less homes on the market. 

By the time Autumn rolls around with the craze of the spring/summer market over, both parties will hopefully be more negotiable and ready to work harmoniously with each other! 🤞

First impression is 🔑 key when listing your home. If your home has great pictures my clients gain excitement and can’t wait to view it. If you only have a few pictures available for viewing either they are going to keep scrolling or they will contact me to get more pictures for them to view. So save yourself the hassle and just upload a bunch from the start.

Tips 

📸- Hire a photographer if you can

🖼 - Post a bunch of pictures of the property 

💡- Lighting makes a major difference 

🚽- Close the toilet lid, make your bed, pick up clothes out of the floor

🗿- Keep your image out of the mirrors in the pictures
