On this week’s edition of “On the Road with #MARCUMsold”, we’ve got a quick tour of Tuscany Subdivision! This is a small neighborhood (just one street) with a lot of heart! Gorgeous custom homes, streetlights and sidewalks line the super family-friendly neighborhood street. Located just two miles from the Richmond Center, you are centrally located to everything living in Tuscany.

This is a newer, but well established neighborhood with home prices ranging from 250-500k. Since each home is custom built, Tuscany has a lot of character in just one street! Many of the homes have walk out basements and each sits on at least 1 acre of land.

Somethings to think about when considering a home purchase on or near a golf course: 

🏌🏼‍♀️Flying golf balls:

An airborne golf ball landing on you, your car or your home is a possibility. Your homeowner and auto insurance typically covers damage. Sometimes paying out of pocket can be less expensive than paying a deductible. As for your own personal protection to consider I guess you can check out where it is in relation to the course and maybe come up with the probability of it happening or wear a helmet ⛑ when hanging out outside. JK ☺️

🏌🏻‍♂️Noise:

Pay attention to the house location in relation to the course layout. Things can get noisy if the home is very close to the course. On a positive note, unless the course has lights, golfers can’t golf after dark. Therefore, you’ll be able to enjoy quiet evenings on your deck or patio.

🏌🏻‍♀Landscaping and Neighbor Property: 

⛳️Golf courses are known for their lush and well maintained greens. Also it’s common for golf communities to be regulated by a HOA. These restrictions are a blessing to some. Check out their rules and restrictions to see if they are doable or too stringent for your taste.

You are going to LOVE The Woods Subdivision! One of the most beautiful, prestigious neighborhoods in Richmond, KY!

This week’s “On the Road with #MARCUMsold” is truly a treat. The Woods Subdivision is a gorgeous, upscale subdivision built on spectacular land (wrapping around Wilgreen Lake!) located less than 3 miles from the Richmond Center and I-75 exit 87. 

The neighborhood features about 115 single family residential lots, all built on at least one acre. Each home is unique and has its own fabulous architectural style. Homes in The Woods start at 250K and can go up to a price tag of one million dollars for the properties that back up to Wilgreen Lake.  

Driving around The Woods, you’ll notice how beautifully maintained the landscaping is (the landscaped medians are maintained by the HOA) and that the neighborhood features street lights and sidewalks!

Fall 🍂is my favorite time of the year to take care of our landscaping needs. The big box stores discount their plants and materials to make room for the next seasons merchandise. Also some stores have a one-year warranty for their plants that are not annuals. 🌳🌿🌲If for some reason they don’t make it through the winter, come spring dig them up and take them back to the store to get your money back. FYI - Most annual plants are covered under normal return policies 30-90days. (Check your stores policy before purchase)

They won’t be able to find every issue and they don’t have a 🔮 crystal ball. A good or bad inspection is bonus information so that you can make an informed decision when purchasing your new home.
