On the Road with #MARCUMsold: Shiloh Cove

Shiloh Cove is a Gorgeous Payne Homes-Exclusive Neighborhood in North Madison County

With a super-handy location (between Exit 97 and Exit 95) and close to Lexington, Shiloh Cove is a gorgeous neighborhood filled with beautifully built Payne Homes. This neighborhood originated in 2007 and has continued to grow since. There are currently 50 lots with future development in the works. If you are looking for a home in the $250-$400k price range, you’ve got to check out Shiloh Cove!

Depending on the lot, the minimum restrictions require that the homes be at least 1400 or 1600 square feet. Each home must have a two car garage and any detached buildings on the lot must match the home. The homes in Shiloh Creek are 3-sided brick and stone homes, with vinyl siding just on one side. Each home is on half acre lots, giving you lots of space! These big, spacious, two story homes are always very attractive to families, so it’s definitely a family-friendly neighborhood if that is something that is important to you!

In the past two years (between 2017 and 2018) 10 houses have sold: 7 existing homes and 3 new construction. The average sales price was $262k and it sold in 87 days at 99.3% list to sales price ratio.

Looking for a beautifully maintained neighborhood in a GREAT location? Check out Derby Chase!

One of the first things you notice when driving into the Derby Chase neighborhood is just how charming each house is! Every home is beautifully designed and wonderfully maintained. The super cute Craftsman-style homes allow for pretty exteriors with fun colors. It’s hard not to love this neighborhood, based on appearance alone!

Beyond the fabulous “look” of this neighborhood, Derby Chase is in a super handy location too, which is a huge selling point. It’s right off exit 90, just seconds from I75, Whitehall School, and Lexington Road. If you know Richmond, you know what an ideal spot this is!

There are currently 100 houses in Derby Chase, with just a handful of lots left for building your dream home! The minimum requirements for this neighborhood are a 1200 square foot minimum, two car garage, no chain link fences and you must have an in-ground pool (no above ground pools allowed). The minimum price for a home in this neighborhood is $150k. Since 2017, 22 homes have sold in Derby Chase, the most expensive selling for $275k.

🏡Today's Random Real Estate 2️⃣cents is about light bulbs. What a bright 💡 idea. 😆Hold while I get my pun on!! You would be amazed at the amount of info there is out there about light bulbs. For me understanding the variations in colors that can effect a rooms overall look was mega important. First, I had to understand how this is was rated and the name. 

A unit of measurement used to describe the hue of a light bulb is called Kelvin. It’s not necessarily related to the heat output of the light but rather the color of the light that is produced. The higher the Kelvin value, the closer the light's color output will be to actual sunlight.

💛For Warm paint tones: 

To bring out the warmth of your paint color, choose a bulb with a color temp rated at or below 3000K or labeled low K. The lower the number on the Kelvin scale, the yellower the color of the light will be.

💙For cool paint tones:

To enhance the cooler paint colors, you’ll want to choose bulbs with a color temp rated 4000K-6000K or high K label.

💰Bonus: Switch to LED and save around $8-$10 a year in energy cost per bulb. (Instead of the old school, soon to be phased out incandescent bulb) Even though the initial bulb cost is more the life of the bulb is exponentially longer.

Fieldstone Subdivision is an adorable, tight-knit community that everyone wants to live in!

 

It’s hard to find a cuter, more convenient neighborhood in Richmond. Welcome to Fieldstone! It’s one of my favorite neighborhoods too because I’ve helped so many families buy and sell within this special subdivision. Believe me when I tell you…it is super popular and homeowners LOVE this neighborhood!

 

Located off of the Robert R. Martin Bypass and just 1 mile from I75 exit 90, Fieldstone is incredibly handy to access. Close to everything, this neighborhood is near schools, banks, shopping, grocery stores, and pretty much anything else you could need!

Fieldstone was built around 2003 and there are still some vacant lots. The neighborhood is comprised of homes built by a couple different builders, but they all feature a charming Craftsman-style of architecture and colorful exteriors. In the past two years (2017 & 2018) 26 homes were sold in Fieldstone ranging in price from $150-$250k.

One neat fact about this neighborhood is that they go totally all out for Halloween. Even families who do not live in this neighborhood come to trick-or-treat here because it is so much fun. This close-knit community of neighbors is one of the things that makes this subdivision so wonderful.

The elite and beautiful neighborhood of Rivendell is one to see!

With just three streets, Rivendell subdivision is small, exclusive and just overall lovely! Located only 3.5 miles from the Richmond Bypass and 3 miles from the Duncannon Exit 83, this neighborhood is in a wonderful location with easy access to everything.

Rivendell is comprised of 28 lots total (2 of which are vacant and may be for sale soon!) and each sits on at least one acre. Several of the lots are 2-3 acres and one is even on about 6 acres. The homes are all custom built, brick, and beautifully maintained. Driving around Rivendell, you’ll immediately notice the stunning curb appeal of each house. The houses sit back far off of the road, which is a really nice feature.

In the past two years, only 2 houses have sold ranging in price from 400k-5500k. Currently, there are no homes on the market in this neighborhood. 🏡Today's Random Real Estate 2️⃣cents is about DIY painting of vanities and furniture. Instead of shelling on the mullah 💰for new items, get an updated new 👀 look by refinishing what you already have. Here is the process and tips at glance: 

🔅fill any existing handle holes with wood putty and sand smooth if changing out handles

    *If you plan to replace the vanity top and sink, remove for easier access

🔅 Use a scrubbing pad or sponge to thoroughly wash all surfaces to be painted.

🔅For wood surfaces protected by a clear finish, sand with 220-grit sandpaper to remove any gloss until the surface becomes dull

    *For previously painted surfaces, remove any loose or damaged paint. 

🔅For all surfaces, vacuum any sanding dust and wipe the surfaces clean with a soft damp cloth

🔅Use painter’s tape to help protect things to keep from getting paint on it

🔅Paint and Reassemble the Vanity

Willow Ridge gives homeowners the perfect combination of privacy within a close-knit community.

Directly across the Richmond Centre is the beautiful neighborhood of Castlewood! There are 110 gorgeous custom brick homes on the two streets that make up this subdivision. A highly coveted neighborhood, those who live here rarely move!

Just 1.5 miles from the bypass in Richmond, is the beautiful neighborhood of Willow Ridge. Built in the 1990’s, this community is filled with gorgeous, custom homes (mostly brick!) that all sit on 1 acre lots – giving homeowners a sense of privacy within a close-knit neighborhood. Truly the best of both worlds!

There are 75 houses in Willow Ridge and about 3-4 lots still available for building. The neighborhood is filled with beautiful trees and lots of open space. Currently, there are 3 active and 3 pending listings on the market.

🏡Today's Random Real Estate 2️⃣cents Tuesday is about hot 🛁 tubs! Heck yeah! We could go on and on about hot tubs but here are a few snippets: 

📌Usage promote relaxation, eases muscle pain, and improves circulation. Always talk with your doctor 👨🏻‍⚕️ before using or changing any health related activities. 

📌Newer hot tubs have settings for infrequent use. These features can help lower the usage cost. ⬇️💲

📌If purchasing a home that already has a hot tub and you have never maintained one don’t get discouraged. Stop by your local pool and spa stores to ask questions. Maintenance can be minimal with the right knowledge. 💁‍♀️

River Run is one of the neatest, small parts of one of the biggest communities in Madison County!

Inside of the highly desirable gated community of Boone’s Trace, lies a small group of gorgeous townhomes, called River Run. There are 35 townhomes in this area and each one has a view of the Boone’s Trace National Golf Club and Course – backing up to either hole 12, 13, or 14. Prices range from $225k-$400k+ and lots are still available!

The HOA fee for living within Boone’s Trace is $105/month. This gives you access to a community pool, tennis courts, a great playground for kids, and 24 hour manned security at the front entrance gate. For an extra $60/month, residents of River Run also receive trash pickup, lawn mowing and trimming and edging of their landscaping. Homeowners in River Run also have access to a community green space with benches, perfect for letting kids and dogs get some exercise!

Do you know the difference between a condo and a townhome? The nice thing about townhomes is that you actually own the outside of your building and the land!
