Your debt-to-income ratio is all your monthly debt payments divided by your gross monthly income. This number is one way lenders measure your ability to manage the payments you make every month to repay the money you have borrowed.

📌Your gross monthly income is generally the amount of money you have earned before your taxes and other deductions are taken out.

Welcome to the next episode of The #MARCUMsold Show. Today we are talking about the statistics for sold properties in Madison County for February 2019.This February compared to February 2018 we are up! Our average sells price has increased from $176,000 to $190,000. Also for February the average sells price was $190,000, days on the market were 53 and the average list to sell price ratio was 97%. Everything is looking up! Our home inventory is low, so we have tons of buyers searching for homes and trying to obtain the American dream!  If you have any thoughts on selling now is a wonderful time! Shiloh Crest is a Beautiful, Little Subdivision in North Madison County

Off Lexington Road, located between exits 97 and 95, is the small but beautiful subdivision of Shiloh Crest. Developed in 1999, Shiloh Crest is just 33 lots, ranging in size from 1 acre to 3.8 acres.

Because this is a small neighborhood, homes do not come on the market often. In 2018 just 1 home was sold and in 2017 just 2 were sold. Once on the market, homes in Shiloh Crest sell pretty quickly! The average days on the market for this neighborhood is just 30 days. The average sales price ranges from $235k-$350k.  

The minimum restrictions for Shiloh Crest are 1400-1600 square feet, no chain link fencing, a minimum two-car garage, in-ground pools only, and any additional buildings on the property need to match the exterior of the home. Homes in Shiloh Crest have KU Electric, Delta Natural Gas, Madison County Water, septic systems, and some have Spectrum Internet.

Quail West is a Sprawling, Beautiful Subdivision in North Richmond!

Bordering Fayette County and the Kentucky River in Northern Richmond, is the large subdivision of Quail West. With 90 lots, each on at least 1 acre, this neighborhood is spread out on an old cattle farm and is truly one to see!

Developed in 2003, Quail West is full of original homes and new builds. Each home has a brick or stone exterior and some have walk-out basements. The minimum restrictions (for Phase 1) require at least 1500 square feet, no chain link fencing, a minimum two-car garage, in-ground pools only, and any additional buildings on the property need to match the exterior of the home. The HOA dues for this neighborhood are $125/year and cover the cost of the streetlights and maintaining the entrance sign.

In the past two years (2017 & 2018) homes have sold at 98% of their list price. 6 homes sold in 2018 and 10 sold in 2017 and were on the market for an average of 37 days. The sales prices range from $280k-$470k. Homes in Quail West have KU Electric, Delta Natural Gas, Madison County Water, septic systems, and some have Spectrum Internet.

On this episode of The #MARCUMsold Show we are going to learn some tips and tricks from my home showing checklist. So lets go over some of these tips to get your home ready for pictures and showings! First lets turn on ALL the lights and open the blinds so it feels bright, happy and cheery! Now lets discuss pets. We all love our fur babies, but for showings pet supplies (bowls, beds, litter etc..) need to be out of the house as well as pets. Here is my last tip, lets talk smells. The have found that lavender and lemon are the best scent to sell your home and a diffuser is a great way to do that.  Thanks so much for tuning in!

On the Road with #MARCUMsold: Walker Branch

Walker Branch is a hidden-gem-neighborhood in Berea!

This week we are headed back to Berea, Kentucky to check out a real hidden gem: Walker Branch! Small, prestigious, and just plain gorgeous, this one is worth checking out.

Centrally located between Richmond and Berea, Walker Branch is just off US 25 Richmond Road and across from The Church on the Rock. While the neighborhood was slow to start, it has really taken off in the past two years with a couple of beautiful homes that were recently built. There are currently 30 lots in the first phase of development, with future development already platted. Several lots are still available for building.

The homes are almost totally brick or stone, at least 1700 square feet of finished space, and have a minimum of a two car garage (some even have detached garages). In the past two years, (2017-2018) home prices ranged from the $260k’s up to half a million dollars.

🏡Today's Random Real Estate 2️⃣cents Tuesday is about your pet family members. Putting your house on the market can be stressful for your fur family and can lead to turn offs for buyers.

Tips:

🐈Give detailed instructions on what to do when entering the property if a pet is inside.

🐕Remove pet from home when having open houses and showings, if possible.

🐩Speak with your veterinarian and see if there are ways that they can offer to help keep your pet calm.

🐈Clean litter box and remove it from main living area.

🐕Keep yard clear of animal waste

🐩Repair any damage to the home that has occurred from the pets before property goes on market.

🐈Have carpets cleaned.
