Bordering Fayette County and the Kentucky River in Northern Richmond, is the large subdivision of Quail West. With 90 lots, each on at least 1 acre, this neighborhood is spread out on an old cattle farm and is truly one to see!

Developed in 2003, Quail West is full of original homes and new builds. Each home has a brick or stone exterior and some have walk-out basements. The minimum restrictions (for Phase 1) require at least 1500 square feet, no chain link fencing, a minimum two-car garage, in-ground pools only, and any additional buildings on the property need to match the exterior of the home. The HOA dues for this neighborhood are $125/year and cover the cost of the streetlights and maintaining the entrance sign.

In the past two years (2017 & 2018) homes have sold at 98% of their list price. 6 homes sold in 2018 and 10 sold in 2017 and were on the market for an average of 37 days. The sales prices range from $280k-$470k. Homes in Quail West have KU Electric, Delta Natural Gas, Madison County Water, septic systems, and some have Spectrum Internet.
