It’s time! 💐Spring time is here again and the market is filling up with new buyers & sellers. When you are competing with other buyers in order to move forward with the purchase, you have to be sure that you want it. When you’re sure that it’s time to buy, don’t second-guess yourself. You have to put down a firm offer, or you’ll lose out. Everyone has worries. A common thought is that the second after you make your offer, a better house at a better price might come along. Just remember that if it works for your criteria, location, and payment then "Now is the time to act!"

The #MARCUMsold Show: Episode 13 / Catching Up With the Mayor of Berea, Kentucky Spring 2019

Today on the #MARCUMsold Show we are honored to have the Mayor of Berea, Bruce Fraley. He is going to tell us what all is going on in the city since he got elected! Mr. Fraley is has been in office for about 3 months and is working on introducing new members to Berea's various boards and commissions. He is also working on Economic Development Initiatives. Exciting news on that front is that last Tuesday they announced that Hyster-Yale will be expanding their plant size! They have be a part of Berea since the 70's and have a long term commitment to Berea. Mr. Fraley is also forming relationships with Madison County's Judge Executive, Reagen Taylor and Richmond's Mayor, Rev. Blythe. He recognizes that it is important to form a partnership, network and learn from them. An example of that partnership is the expansion of the Madison County Airport! As they work together to offer financial support to modernize and expand it. He is also forming a healthy relationship with Berea College. The city is working with the college to create a shared use trail on Brushy Fork, that will be open to the public.  Berea is such a unique community in so many ways and Mr. Fraley is looking forward to growth in 2019!

When selling a home, one of the features that many buyers will focus their attention on is flooring. When the house is vacant it becomes even more important as it is the first thing you see when you walk in the door.  Also this part of the home is one of the  largest covered areas of a home 🏡 It can be as inexpensive or expensive as you want depending on the material and application used.

📌Bonus - Floor covering is mandatory when getting certain loans on a home.

On the Road with #MARCUMsold: The Estates at Grey Oaks

For listing pictures, having a well lit home is extremely important for your professional pictures. These pictures are everyones first impression of your home and you want them to be bright and cheery! 2. For showings, it is important to have all the lights on! Also to have the bulbs the same wattage and glow. Seller Tip: Check your light fixtures for bulbs that might be out or fixtures that might need cleaning. Having clean fixtures and a well lit home make a huge difference when trying to sell your house!

On the Road with #MARCUMsold: Clairmont at Grey Oaks

Clairmont at Grey Oaks is Richmond’s ONLY Gated Condo Community

In the heart of Richmond, right in town, is the gorgeous gated condo community of Clairmont. Beautifully maintained with tons of perks, living in this neighborhood is a no-brainer!

As an owner of a condo, you own the inside of the building. The exterior and lot are owned by the association. This is a great option for many people and comes with a lot of benefits! For example, the association takes care of all of your landscaping: mowing, mulch, edging, snow removal, etc. PLUS, you get the front guard gate, sidewalks, streetlights and access to their gorgeous club house (with full gym, patio space, and kitchen). Association fees are currently $225 a month.

There are 16 buildings in Clairmont which hold 50 units. The community is now completed and all lots have been built. The sales prices for these units range from about the mid-200k’s to the mid-300k’s with the units with basements being more expensive.

🏡Today's Random Real Estate 2️⃣cents Tuesday is about becoming a Realtor. 

A few of the things I love about being a professional real estate agent is helping people with one of the largest transactions of their life, the hunt/search, and the rush of negotiations. 

Why do you want to be a Realtor? 

3 common reasons people obtain their real estate license is that they think: 

- 👉 they love “looking at houses” or like watching shows on HGTV.  

- 👉 they will make a ton of money. 

- 👉 they can work whenever they want 

One thing that is rarely discussed about the real estate profession is the percentage of agents who fail. 

85-90% fail within the first 5 years. 😱

Successful real estate agents have to have determination, accountability, and availability. Being a successful real estate agent means working many nights and weekends and being available via phone or e-mail nearly 24 hours a day. 

You also need to realize that being a realtor is the business of PEOPLE. I can sell the same house to 10 people and every time have it go completely different.

On this episode of The #MARCUMsold show we get to spotlight our Transaction Coordinator, Monica Marcum! Let's learn what all a transaction coordinator does for our team. Monica gathers all the information we need to get a deal closed. She works with our buyers and sellers to get the right information to the right people. She keeps our clients up-to-date and in the know on appraisal dates, inspections dates, she sends them checklist to keep things moving along (such as moving checklist, sellers closing checklist, utility information, lists of home inspectors...) She also works to  coordinate the all important closing, with our clients, closing attorneys and the lender! We have found that the key to a smooth real estate transaction is communication, and Monica does a fantastic job for us!

On the Road with #MARCUMsold: Hidden Point

Hidden Point is a Hidden Gem!

Built up on several ridges (which Madison County is known for!), surrounded by farmland with gorgeous views is the subdivision of Hidden Point in Richmond, Kentucky. Hidden Point is located just two miles from KY 169, and super convenient to anything you could need!

Developed in the late 90’s by AD Grant, Hidden Point was originally an 80 acre farm that was subdivided into 60 beautiful lots. Each sits on at least 1 acre and because of the ridges, each has a truly wonderful view. And there are sidewalks and streetlights in this neighborhood, which we always love! While there are some two-story homes in Hidden Point, the majority of homes are ranch-style houses.

In 2017, 7 homes sold ranging in price from $225k-$250k. In 2018 just two homes sold for about $285k each. So you can see this is a neighborhood with low turnover! Many people don’t know about this awesome neighborhood, but once they move in, they don’t want to leave!
