On the Road with #MARCUMsold: Laney Brooke Place

Laney Brooke Place is an up and coming neighborhood in a perfect location!

For today’s episode of “On the Road with #MARCUMsold” we are driving through Laney Brooke Place – an up and coming neighborhood that’s located less than a quarter mile from the interstate off of exit 87.

This neighborhood was originally developed in 2007 and is comprised of 50 lots total, about half of which are still vacant lots. This cute little neighborhood really hasn’t reached its full potential yet, but I think it’s absolutely worth checking out! The homes are all brick and the neighborhood is beautifully maintained. Plus, if you want to build your dream home, there are still some really nice lots still available! And you can’t beat its super convenient location!

The lots in Laney Brooke Place are mostly all ¼ acre, but there are some larger ones towards the front that are closer to ¾ acre. Street lights and sidewalks line the streets and this neighborhood has Kentucky utilities: Richmond City Water and Sewer, Spectrum Time Warner Internet, and AT&T phone lines. There is a 25 foot set back and a 1400 minimum square footage requirement.  

In the past three years, there have been 3 houses that have sold (all new construction) ranging in price from $190k (no basement) to $220k (with an unfinished basement).

On the Road with #MARCUMsold: Deer Creek Estates

Deer Creek Estates is a really pretty neighborhood filled with unique homes, close to town!

Directly across from The Meadows, located less than one mile from the Richmond Center and I75, exit 87, is Deer Creek Estates! If you love neighborhoods where each home is unique, this pretty neighborhood is one to check out!

Originally developed in 1992, Deer Creek Estates was completed in three phases. There are 100 homes in this neighborhood, all on 1 acre lots. Deer Creek Estates is so beloved that there are even some homes in the neighborhood that have their original owners!

The neighborhood is full of beautiful trees and is super well maintained. Each home in Deer Creek Estates is unique, mostly brick, and a couple of them even have extra garages!

In 2017, there were 6 homes that sold ranging in price from $200k-$280k, and they were on the market for about 60 days (on average). In 2018, there were 5 homes that sold ranging in price from $190k-$260k. So far this year in 2019, 2 have sold and were on the market for an average of just 20 days! The sales prices this year so far have been between $235k and $250k. There are definitely some homes in the past that have sold in the $300k’s.

On the Road with #MARCUMsold: The Meadows

The Meadows is a gorgeous neighborhood in the best location!

The Meadows is a beautifully maintained neighborhood located less than one mile from the Richmond Center and I75, exit 87 – an ideal location that is central to everything!

This deed restricted neighborhood was developed in 1997 in three phases. It is now complete and holds 80 houses, all of which are on a minimum of one acre. There are just four streets in The Meadows and they are lined with street lights and sidewalks. Each homeowner is charged $100/year to maintain these. The curb appeal in this neighborhood speaks for itself!

According to the restrictions, no parking is allowed on the street and you must have a minimum of a two-car garage. Fences must be brick, wood or stone and the minimum square footage for a ranch-style home is 1800 square feet. Homes here are on KU Electric, have Madison County Water and have septic systems.

Since 2017, prices for homes in The Meadows have ranged from 280k-350k. There has been one home that has sold so far in 2019 and it sold for 350k. The average home is on the market for 60 days.

On the Road with #MARCUMsold: Dove's Landing

Build Your Dream Home in Richmond’s Newest Development, Dove’s Landing!

Right off 52 East, just 4.5 miles from the bypass, is Richmond’s newest neighborhood development, Dove’s Landing! With its super handy location, this is definitely a neighborhood to check out if you are interested in new construction or building your dream home.

The plat was just approved and signed in March of 2019 but construction on this neighborhood is already going in full force. The roads are only in for Phase 1, but additional development is planned for the future. There are 40 lots in Phase 1, all on about ¼ acre and most of the lots are flat which is really nice!

The craftsman-style homes look pretty similar to the homes in the super cute Double D neighborhood  if you are familiar with that one. The minimum square footage for a ranch style home is 1200 square feet, and for a story and a half and two story homes, the minimum square footage is 1400 square feet. There is city sewer in this neighborhood.

There are sidewalks and streetlights in Dove’s Landing which you know I love! The HOA fee is $175/year and there will be some green space built into the neighborhood which will be maintained by them. You are allowed to have any type of fencing except for chain link, and while you are allowed to have any type of pool you choose, you are required to have your above-ground pool approved first.

We are here with another awesome episode of The #MARCUMsold Show! We are here with James Brockman, who owns Central Kentucky Pressure Washing. He is going to share with us things we have never even known about pressure washing. So our first question for James is what all can you pressure wash and clean on your home? You can clean stucco, vinyl, aluminum gutter, composite decking, wood decking and of course concrete. Secondly what are the benefits of having those parts of your home pressure washed? As far as concrete it keeps it clean but we also apply a sealant on it which gets down into the pores and keeps the water out. Our last question for James is how long will it last? Well that depends on a couple things such as the weather, how much rain we get, whether you house gets full sun or you have a lot of trees around you. Ready to have you home bright and shiny? On the Road with #MARCUMsold: Wilshire Walk

Wilshire Walk is Filled with Unique Craftsman-Style Homes That You’ll Love!

Out on Four Mile Road is one of my favorite neighborhoods in Madison County: Wilshire Walk! Filled with unique (and super cute) Craftsman-style homes, this neighborhood is incredibly sought-after and homes here sell FAST!

Developed in 2008, there are 42 lots in Wilshire Walk. Each lot is at least 1 acre and the homes are beautifully maintained. There are several different builders out here and because each home is unique, this neighborhood is really so fun to explore.

In the past two years (2018/2019) there have been 5 homes that have sold. They are on the market for an average of just 10 days and have sold for around $143,000 to $200,000.  

While there is no active HOA, there are some restrictions that you must adhere to. Homes have to be a minimum of 1,000 square feet with a one-car garage. Chain link fences and above ground pools are not allowed, and you cannot have any fencing in the front of your home. Houses in Wilshire Walk have Clark Energy for electric, Madison County Water, septic systems, Delta Natural Gas and Time Warner for internet and cable.

Get excited we are back with another episode of The #MARCUMsold Show! We are here with an update on April statistics for Madison County real estate. We have had very similar results in April as about every month so far this year. As far as houses sold we had 133 houses sell in 2018 and 127 in 2019 and the all over volume was down by about 1 million. If you are a seller we have positive news for you! The average sells price continues to climb and the days on the market are down! We have a strong market here in Madison County. We also still have a lot of buyers that can't find the home for them. So if your on the fence and thinking of selling now is a great time! We would love to talk to you and earn your trust.

We are here with your next episode of The #MARCUMsold Show. Today we are helping sellers get their pool showing ready. We have our pool expert Cortney Farmer with us again today. Her family owns Aurora Pools and Spas, one of the most successful pool companies in central Kentucky. She has a couple tips for sellers with pools that can help the home selling process go as smooth as possible. 1. Have a disclosure about the pool with any new purchases and the age of items such as the liner, pump, filter etc. 2. Have the dimensions of your pool as well. 2. Make sure for showings the pool is ready and sparkling. If you don't have time for that consider hiring a pool company that can come out and do a routine weekly maintenance for you. If you’re looking for quiet and convenience, check out South Pointe!

Just seconds off the bypass, is the absolutely wonderful neighborhood of South Pointe. Homeowners in South Pointe describe it as “quiet and convenient”, so if that’s something that you’re looking for, it’s time to check out this great subdivision!

Developed in 2007 on 25 acres, there are 64 homes that comprise South Pointe. All of the lots have been built on, so this neighborhood is completely finished. Most of the homes in South Pointe are ranches, but there are a handful of 2-story houses. The minimum restrictions are 1600 square feet for a ranch home.

You are allowed to have any kind of wood, brick or stone fence in this neighborhood and both in-ground and above-ground pools are allowed. This flexibility is not always easy to find! There are streetlights and sidewalks in South Pointe - which I always love! Homes in this neighborhood are on KU Electric and have Richmond city sewer and gas, Madison County for water.

On the Road with #MARCUMsold: Lower South Pointe

We are checking out Richmond’s newest subdivision, Lower South Pointe!

One of Richmond’s newest subdivisions is the super cute neighborhood of Lower South Pointe! Incredibly convenient to the bypass, the grocery store, and basically anything you could need, Lower South Pointe is one to check out if you are looking for new construction, or would like to build your dream home!

Development on Lower South Pointe began in 2017, and as of right now (May of 2019) they are about halfway done with the neighborhood. There are 144 lots split up amongst two phases. Right now, phase 2 is getting started. There are several builders in Lower South Pointe, so you definitely have options if you are looking to build. I have a builder that I recommend, so be sure to reach out to me if you want to build in this neighborhood!

Lower South Pointe is filled with super cute ranch-style homes and some 1 ½ story homes. They are mostly all brick and some have walk-out basements. The only type of fencing that is allowed in this neighborhood is vinyl-coated chain link fences and pools must be below ground. There are street lights and sidewalks in this neighborhood, which you know I love!

Homes range in price from $150k-$220k. The restrictions state that the minimum square footage for a ranch home in this neighborhood must be 1200 square feet and 1400 square feet for a 1 ½ story home. The HOA fee is $125/year and homes in this neighborhood are on KU Electric and have Richmond City Sewer and Water. There is no gas service in Lower South Pointe.
