If you’re looking to build in North Madison County, check out Settlers Trace!
Just four miles off exit 95 in North Madison County, is the small neighborhood with lots of potential, Settlers Trace! This subdivision is off of Boonesborough Road and is convenient to both Winchester and Richmond.
Developed in 1998, there were about 20 acres that were subdivided into 15 total lots. There are currently 8 lots for sale and 4 existing homes in Settlers Trace (none of which have sold in the past two years).
The lots that are currently for sale are between 1 acre – 1.23 acres and are on the market for $37,000-$44,000. I think these are very affordable lots for the amount of acreage you are getting in North Madison County!
Minimum restrictions in this neighborhood are 2000 square feet for a ranch-style home, 2200 square feet for 1 ½ story homes, and 2400 square feet for a 2 story home. You must have a minimum of a 2 car garage and it can be attached or detached. Beyond that, the rest of the restrictions are pretty lax compared to other neighborhoods in this area (like Traditions or Warriors Trace). There are no mentions of an HOA, fees, or requirements of pools or fencing in the restrictions. So if you are looking for a neighborhood with some flexibility and the freedom to make your own decisions on your home, this might be the perfect place for you!

Traditions is one of the most beautiful neighborhoods in North Madison County!
Just one mile off exit 95 in North Madison County, is one of the most beautiful neighborhoods in Richmond, Kentucky. Amazing farmland views, unique homes, and meticulously maintained lots, Traditions is one of our favorites!
Developed in 2004 by the builder Brent Ray, there have been 2 phases of homes built in Traditions. There are currently 92 homes built with some lots still available. Street lights and sidewalks line the streets and every single home in this neighborhood looks custom built. The $250/year HOA fee also covers a really unique feature – the beautifully maintained neighborhood park that is centrally located right in the middle of the subdivision! It features a playground, basketball hoops, and pavilion for neighbors to use.
This neighborhood has KU Electric and Madison County Water and Sewer. All of the homes are on septic and have Spectrum Internet and Cable. There is also Delta Natural Gas out in this neighborhood which allows homeowners to have gas fireplaces, gas ranges, and gas hookups for their grills, which so many people love!
In 2018/2019 homes in Traditions were on the market for an average of 61 days and the average sales price was $415,000. The average price per square foot in the past year was $111. The list to sales price ratio has been 97%.
Minimum restrictions in this neighborhood are 2000 square feet for a ranch-style home, 2200 square feet for 1 ½ story homes, and 2400 square feet for a 2 story home. You must have a minimum of a 2 car garage and detached structures must look identical to the house. No wire or chain link fences are allowed. Lastly, pools must be in-ground.

Off exit 95 in North Madison County, just 2 miles off of I75, is the stunning neighborhood of Warriors Trace. Filled with custom, high-end homes and nice big lots, Warriors Trace is one to check out if you’re looking to buy!
There are currently 35 homes built in Warriors Trace with additional lots available. Eventually there will be a total of 49 homes in this neighborhood. This allows you to choose from a gorgeous established home or build something brand new and custom to you! Each home is on 1 acre+ lots.
Street lights and sidewalks are throughout the subdivision which are maintained by the $250/year HOA fee (they also maintain the gorgeous front entrance sign). This neighborhood has KU Electric and Madison County Water and Sewer. All of the homes are on septic and have Spectrum Internet. Another nice thing about Warriors Trace is that all of the homes have Columbia Gas! This is usually important to homeowners who love to cook on a gas range.
In 2018/2019 homes in Warriors Trace were on the market for an average of 101 days and the average sales price was $423,000. The average price per square foot in the past year was $113. The list to sales price ratio has been 94%.
Minimum restrictions in this neighborhood are 2400 square feet for a ranch-style home, 2600 square feet for 1 ½ story homes, and 2800 square feet for a 2 story home. You must have a minimum of a 2 car garage and it must be side entry (which we love!). Detached structures must look identical to the house. Lastly, only in-ground pools are allowed.

Originally developed in 2001 as Great Acres, this neighborhood has been built in 4 phases (and is still being developed) and is now called Hidden Hills. Phase 2 was built in 2004, Phase 3 in 2007, Phase 4 is currently being built and Phase 5 will hopefully be built soon! Currently about 70 homes comprise Hidden Hills and they are all generally on a ¼ acre. The great thing about this is that you can choose from an established home or something brand new!
Street lights and sidewalks are throughout the subdivision which we always love. This neighborhood has KU Electric and Richmond City Water and Sewer. There is no gas service in Hidden Hills, but many people do have propane tanks. All of the houses look pretty similar and are super cute! Most are vinyl but some are brick. The odd thing about this neighborhood is that there are no recorded restrictions! But it doesn’t seem to impact the neighborhood at all – it’s very well maintained and everyone takes a lot of pride in their homes.
In 2018/2019 21 homes sold in Hidden Hills for an average price of $172,000. Homes in this neighborhood are on the market for an average of 35 days and have sold for an average of $172,000.

Kensington Place is a cute little neighborhood just seconds from the interstate!
Right off of the Martin Bypass, just 2 seconds from the interstate, is the cute little neighborhood of Kensington Place! This great neighborhood is connected to the Hidden Hills neighborhood and is a perfect family-friendly spot.
Kensington Place was subdivided in 2005 and developed by Barlow Homes out of Lexington. It’s a small neighborhood with just 60 lots, but that one of the things that makes it special! Home styles range from ranches to two-story homes, plus there are still lots available to build your dream home! Street lights and sidewalks are throughout the subdivision which we always love. These are covered by the annual HOA fee of $95. This neighborhood has KU Electric and Richmond City Water, Sewer and Gas.
Unlike the Hidden Hills neighborhood, Kensington Place does have deed restrictions. For example, a ranch home must be a minimum of 1300 square feet, have at least a two car garage, and cannot have a split foyer. Outbuildings and chain link fences are not allowed. In 2018/2019 11 homes sold in Kensington Place for an average price of $183,000. Homes in this neighborhood are on the market for an average of 35 days and generally sell between $150,000 and $250,000.
