If you’re on the hunt for a neighborhood that balances rural charm with practical location benefits, you’re going to love this week’s video in our On the Road with #MARCUMsold series.

In the featured clip, we take you on a tour of Rose Trace, a community that offers a unique blend of spacious country living and easy access to nearby towns like Waco, Irvine, and Richmond.

🎥 Watch the full video here to see real footage of the neighborhood streets, home styles, and local scenery.

Why Rose Trace Stands Out

Located just minutes from major conveniences, Rose Trace is a neighborhood defined by large, open lots, quiet streets, and a relaxed lifestyle that many buyers are seeking today.

Here are some of the neighborhood features that make Rose Trace appealing:

  • Generous Lot Sizes – Most properties are on a minimum of 1 acre, offering space, privacy, and the opportunity for outdoor living or expansion.
  • No HOA Restrictions – Unlike many planned communities, Rose Trace doesn’t have a homeowners association, giving you the freedom to build fences, shed space, or even install above-ground pools if you choose.
  • Quiet, Serene Streets – With minimal traffic and generous spacing between homes, this neighborhood feels peaceful and welcoming.
  • Scenic Surroundings – Many lots offer farmland views and a countryside vibe while still being within easy reach of everyday amenities.

These characteristics make Rose Trace ideal for buyers who want country peace without completely sacrificing convenience.

What the Numbers Show

Rose Trace isn’t just charming - it’s also had strong market interest. In recent years, homes in the area have sold consistently, with properties spending a reasonable amount of time on the market and ending up in the hands of homeowners who appreciate the lifestyle here.

Why More Homeowners Are Giving Up Their Low Mortgage Rate

If you’re like many homeowners, you’ve probably thought: “I’d love to move… but I don’t want to give up my 3% mortgage rate.” And that hesitation makes sense. A low rate feels like one of the biggest financial wins of the past decade.

But here’s the reality many homeowners are coming to terms with:

A great interest rate can’t make up for a home that no longer fits your life.

As life evolves, housing needs change - and more homeowners are realizing that staying put solely because of a low rate may be holding them back.

The Lock-In Effect Is Starting to Ease

For the past few years, many homeowners have felt frozen by what economists call the lock-in effect - the reluctance to move because doing so means taking on a higher mortgage rate.

However, recent data from the Federal Housing Finance Agency (FHFA) shows that this effect is beginning to ease. The share of homeowners holding mortgage rates below 3% is slowly declining as more people choose to move. At the same time, the number of homeowners with rates above 6% is rising - not just among first-time buyers, but also among existing homeowners making their next move.

In fact, the percentage of mortgages above 6% recently hit a 10-year high, signaling that more people are accepting today’s rates as the new normal.

Why Are More People Moving — Even with Higher Rates?

The answer is simple: life doesn’t pause.

Families grow. Careers change. Priorities shift. A home that once felt perfect can suddenly feel limiting - no matter how favorable the mortgage rate is.

As Chen Zhao, Head of Economic Research at Redfin, explains:

“More homeowners are deciding it’s worth moving even if it means giving up a lower mortgage rate. Life doesn’t stand still—people get new jobs, grow their families, downsize after retirement, or simply want to live in a different neighborhood. Those needs are starting to outweigh the financial benefit of clinging to a rock-bottom mortgage rate.”

First American refers to these life motivators as the 5 Ds:

  • Diplomas: Career growth and higher earning power can make a move-up home possible.
  • Diapers: A growing family often means a need for more space.
  • Divorce: Life changes may require a fresh start in a new home.
  • Downsizing: Less space, less maintenance, and more freedom.
  • Death: A reminder that proximity to loved ones matters.

Whatever your reason, the question isn’t whether your current rate is good - it’s whether your home still works for your life today.

Is Staying Put Really the Best Option?

According to Realtor.com, nearly two-thirds of potential sellers have been thinking about moving for over a year. That’s a long time to put plans, goals, and lifestyle needs on hold.

So maybe the real question isn’t:
“Should I move?”

Instead, it’s:
“How much longer am I willing to stay somewhere that no longer fits my life?”

Mortgage rates have already come down from their peak and are expected to ease slightly more in 2026. Combined with the real-life reasons many homeowners face, moving may be more achievable than you think.

What This Means for Homeowners in Our Local Market

Here in Central Kentucky, we’re seeing more homeowners reassess their housing needs — not because rates are perfect, but because inventory, home values, and lifestyle priorities are shifting.

Many homeowners are sitting on meaningful equity, even if they purchased within the last several years. That equity can often help offset a higher interest rate by:

  • Reducing the amount needed for the next loan
  • Creating flexibility for a down payment
  • Opening options like downsizing, relocating, or building new

At the same time, well-priced homes continue to attract serious buyers. This means sellers who are prepared and properly positioned still have strong opportunities — even in a higher-rate environment.

If you’ve been waiting for the “right time,” it may be worth revisiting what today’s market could make possible for you.

Thinking About a Move?

If you’ve been staying put because of a low mortgage rate, you’re not alone — but your home should still support your life today.

Why Buyers Are Falling in Love with Homes Like Yours This Season

As the real estate market moves into the final stretch of the year, buyers' needs shift - sometimes in big ways. The good news? If you’re thinking about selling, your home may already offer many of the features today’s buyers have moved to the very top of their wish lists. From lifestyle-friendly layouts to comfort-driven upgrades, your property could be exactly what motivated buyers are searching for this season.

Here are four reasons your home is standing out more than you might think:

1. Your Home Offers the Move-In Ready Convenience Buyers Crave

Between rising renovation costs and busy holiday schedules, buyers are prioritizing homes that feel clean, updated, and easy to settle into from day one. Fresh flooring, updated paint, modern lighting, or well-maintained systems all send a clear message: this home has been cared for.

Move-in ready doesn’t have to mean brand-new - it simply means worry-free. And right now, that’s one of the biggest selling advantages a home can have.

2. Flexible Spaces Are a Major Value - And Your Home Has Them

Today’s buyers are no longer just looking for bedrooms and bathrooms. They want flexible, functional spaces that work for real-life needs:

  • Home offices
  • Guest rooms
  • Play areas
  • Multi-purpose bonus rooms
  • Finished basements or second living areas

If your home includes even one of these, you’re already ahead of the competition. Versatility is the new luxury.

3. Your Location Checks Every "Convenience" Box

This season, buyers care more than ever about location - and not just the classic “proximity to work.” They want to be close to:

  • Good schools
  • Grocery stores
  • Parks, walking paths, and dog parks
  • Local restaurants and shops
  • Quick-access commuting routes

If your home offers walkability, an easy drive, or access to a thriving area, it’s automatically more desirable than a home that feels isolated or inconvenient.

4. Outdoor Living + Curb Appeal Make a Big Impression This Time of Year

Whether it’s a welcoming front porch, a fenced yard, or a back patio perfect for hosting, outdoor spaces have become essential for buyers. Even in cooler weather, outdoor living represents lifestyle, and buyers instantly envision how their holidays and gatherings could feel there.

Combine that with strong curb appeal, and your home becomes memorable from the moment a buyer pulls up.

Thinking About Selling? Your Home Might Already Be in High Demand.

Buyers are motivated, interest in well-maintained homes is strong, and your property likely offers many of the features today’s buyers value most.

Curious what your home might sell for in the current market?
Contact Amanda Marcum today at 859-353-2853 for a personalized market analysis or to discuss your next steps.

Your home may already be at the top of someone’s wish list - you just haven’t met the buyer yet.
