The WDI inspection is looking only for wood destroying insects nothing else. This inspection can really help save the buyers future expenses from unknown termite etc… issues. 

🚩Seller is responsible for paying a qualified tech for home treatment prior to closing if WDI activity is present (KY)

🚩Seller is responsible to fix any visible past or current damage from insects up to 1% of cost of sale price of home (KY) If said cost is above 1% it can be negotiated or deal can be walked away from 

🚩With a VA loan the buyer can not pay for the WDI inspection
