Just one mile off Exit 95 in North Madison County, you’ll find one of the most beautiful and established neighborhoods in Richmond, Kentucky — The Traditions. With breathtaking farmland views, distinctive custom homes, and meticulously maintained lots, it’s easy to see why this community is one of our favorites.

If you haven’t watched our full neighborhood tour on YouTube yet, be sure to check it out for a closer look at everything this special community has to offer.

A Well-Established Community with Character

Developed in 2004 by builder Brent Ray, The Traditions has grown thoughtfully over two phases. Today, there are 92 completed homes.

Every street is lined with sidewalks and streetlights, creating a welcoming and walkable environment. One of the first things you’ll notice when driving through is that no two homes look the same. Each property feels custom-built, offering architectural variety while maintaining a cohesive, upscale feel throughout the neighborhood.

A Neighborhood Park You’ll Actually Use

One of the most unique features of The Traditions is its centrally located neighborhood park — beautifully maintained and included in the HOA fee.

The park features:

  • A playground

  • Basketball hoops

  • A pavilion for gatherings and events

It’s a true community hub and a rare amenity in many subdivisions.

Utilities & Features Homeowners Love

The Traditions offers the convenience of modern utilities while maintaining a peaceful, rural setting.

  • KU Electric

  • Madison County Water & Sewer

  • Septic systems

  • Spectrum Internet & Cable

  • Delta Natural Gas

The availability of natural gas is a major plus for many homeowners, allowing for gas fireplaces, gas ranges, and outdoor grill hookups — features that are highly desirable in today’s market.

Neighborhood Restrictions & Standards

The Traditions maintains strong architectural guidelines that help protect property values and preserve the neighborhood’s appeal.

Minimum square footage requirements:

  • 2,000 sq ft for ranch homes

  • 2,200 sq ft for 1½ story homes

  • 2,400 sq ft for two-story homes

Additional requirements:

  • Minimum 2-car garage

  • Detached structures must match the home

  • No wire or chain link fences

  • Pools must be in-ground

These standards help ensure the neighborhood maintains its cohesive, high-quality appearance year after year.
