In today’s competitive real estate market, getting your offer accepted takes more than just submitting a number and hoping for the best. It takes strategy, communication, and knowing how to position your offer in a way that truly stands out.

When I work with buyers, there are a few things I do for every single offer to give them the strongest possible chance of winning the home they love.

First, I always call the listing agent before we submit the offer. This step is so important and often overlooked. I want to understand what matters most to the sellers. Is it the highest price? A quick closing? Flexible possession? Sometimes the best offer isn’t the highest one—it’s the one that solves the seller’s specific needs.

Second, I research the property thoroughly. I dig into everything I can find, including PVA records, MLS history, and any available reports. The more information we have, the more strategic and confident we can be when crafting the offer. This helps us avoid surprises and gives us an edge when competing against other buyers.

Third, I include a seller net sheet with every offer. This is a simple but powerful tool that breaks down exactly what the seller can expect to walk away with financially. It factors in the offer price, estimated closing costs, and commissions, making it incredibly easy for the seller and listing agent to understand the true value of our offer at a glance.
