After many years of showing homes The #MARCUMsold Team has come up with a handy list of don'ts when touring a property. 

1️⃣ View the inside of the home first 

2️⃣ Don't sit on the seller's furniture 

3️⃣ Don't open the homeowner's nightstands and vanity mirrors 

4️⃣ Refrain from using the seller's restroom if at all possible

 5️⃣ Don't touch the seller's pets 

6️⃣ Don't take pictures or videos inside or around the property

Tips for Simultaneously Buying and Selling a Home

Buying a home and selling a home can be two of the most stressful — and expensive — life events. And, they often happen simultaneously! If you’re looking to buy a home while also trying to sell your home, don’t panic. In this post, we’ll go over a few tips to help you tackle the buying and selling sides of the real estate market without becoming overwhelmed.

Tips for Buying First

You likely can’t buy and sell a home at the exact same time. So, first, you’ll need to figure out whether you want to buy a home or sell your home first — each has its own set of unique advantages and disadvantages. If you decide to buy first, here are some expert tips to follow:

Request an Extended Closing

We know you’ll be super excited to move into your new home ASAP. But don’t get too far ahead of yourself because it’s typically critical that you sell your home before moving. This is why we recommend requesting an extended 60-day closing to allow you time to get your home ready to list, list it, and give the buyers time to close and be prepared for move-in.

Make Your Offer Contingent on the Sale of Your Current Home

The last thing you want is to be straddled with two mortgages. You can’t expect to ask for too much in this seller’s market as a buyer. But, making your offer contingent on your current house selling is quite reasonable, and most sellers should be willing to work with you. This contingency will offer you a little protection — and therefore peace of mind — that if your house doesn’t sell for some reason, you won’t be legally bound to your new home.

Make Sure Your Home is Ready to Sell

There’s so much that goes into getting a home ready to sell — from painting every nook and crevice to deep cleaning and making sure the landscaping would make Martha Stewart green with envy. This is why it’s so important to get started as soon as possible. As soon as you know you’re serious about selling, start a checklist of ‘must-do’s' before you list and get to work!

Tips for Selling First

If you need to sell your home before you can start looking for a new house, consider these tips:

Find Temporary Housing

You’ll need somewhere to live once your house sells and you look for a new home, whether that’s with family or friends, at a hotel, or an apartment or rental home. Give yourself at least two months to find accommodations that will suit your family’s needs, and consider a backup plan just in case Plan A falls through.

Be Ready To Buy

Once your home sells, you’ll want the process of finding a new home to go relatively quickly, especially if you have children in school or a baby on the way. So, get everything in order with the bank ahead of time, including mortgage pre-approval, your budget, and timeline. That way, when the time comes to make an offer to buy a home, you won’t face any delays that could have been avoided and that have the potential to lead to your dream home getting scooped up by someone who is ready.

Know What You’re Looking For

Today’s real estate market moves fast. So, it’s important to know exactly what you’re looking for in a new home. Start a list of must-haves, including location and school system, number of bedrooms, and any amenities you’re looking for. Give the list to your Realtor so they can keep their eyes out for listings that are coming up, and once you accept an offer on your current home, you can get to work finding exactly what you’re looking for.

City of Richmond Walking Tour

Did you know that The City of Richmond offers a historic walking tour? Today Amanda Marcum and The #MARCUMsold Team meet up with Lori Murphy-Tatum. Lori is the director of tourism for Richmond. Today we learned Richmond is one of the most historical cities in the state of Kentucky. Also, Richmond boasts over 😯 100 buildings on the National Register of Historic Places. So how do you begin the walking tour? Head on over and see Lori at Richmond's Visitor Center located at 531 West Main Street here in Richmond and grab one of their handy guidebooks.

Outdoor Projects That May Increase Your Home’s Value

Although the square footage of your home does not include your backyard, there’s no reason you can’t expand your living space, turning your outdoor space into an extension of your home. Whether you love to cook outdoors or want a relaxing place to hang out with friends and family, there are plenty of projects that will make your outdoors more enjoyable — and increase your home’s value. 

Both landscaping and real estate market experts agree that how your home looks on the outside builds anticipation for the buyer as they step into your home for the first time. 

If you’re thinking, how can I sell my home for the highest price — remember, curb appeal is everything. When a buyer pulls up to your house, they should be drawn in — and then the projects you complete in your back or side yard are the icing on the cake. 

Let’s dive in. 

5 Outdoor Projects to Boost Your Home’s Value

If you’re wondering, how can I get the best return when I sell my home? The answer lies not only in what you do inside but also outside. 

Your outdoor living space should be your sanctuary, no matter how big or small. Whether you have a 1-acre yard or a condo balcony, there are endless project ideas to make that space attractive to buyers. When you upgrade your exterior space, this enhances the look of your property. Plus, many projects add recreational value.  

1. Replace Your Front Door

It’s incredible the difference a new front door can make — or even just a fresh coat of paint. Your front door sets the tone for the rest of the house tour, so ensure it looks polished. 

If this applies to you, replacing your garage doors is also a good idea. According to a 2019 report from Remodeling Magazine, a garage door replacement will cost you upwards of $3,600. However, you’ll recoup 97.5% of that when you sell. Replacing your entry door also made the list, costing an estimated $1,800+ for a steel door with window panels, 75% of which you’ll recoup. These figures are based on national averages. 

2. Lawn Care and Landscaping

When it comes to landscaping projects, your options are nearly limitless, but which ones add value? 

  • Trees – The sooner you plant trees, the better. Mature trees add significant value to a home, increasing property prices in some areas by as much as 4% to 20%.
  • Well-maintained lawn – The National Association of Realtors and the National Association of Landscape Professionals says that even when spending around $3,000 on mulching, dozens of annuals, and proper lawn care, you can expect a 100% return on your investment. 
  • Front walkway or entrance – You don’t need an extravagant front walkway, but it’s important to create a picture-perfect walkway and entrance. These will instantly create a welcoming ambiance. 

3. Replace Exterior Siding

Replacing your siding may sound like a steep investment, but it’s one of the most cost-effective ways to increase your home’s value. The key is doing it right. Remodeling Magazine recommends solely focusing on the front of your home, opting for manufactured stone veneer. Although the cost will vary depending on the size of your home, on average, expect to pay around $9,000 — 95% of which you’ll get back.

4. Add a Deck

If you have the space, consider adding an attached or detached deck. This space will become the new hang-out spot for entertaining, grilling, or enjoying the sun. Wooden decks are a significant selling point, and depending on far you want to take this project, you can also install an outdoor kitchen. This feature could quickly seal the deal when aiming to sell your home. According to the NAR and NALP, going all out on an inset grill, ice chest, stainless steel drawers, and a concrete counter will set your back around $14,000. You’ll recover $10,000 of that, so install the kitchen well before putting your house on the market. That way, you can enjoy it. 

5. Add Outdoor Lighting

This is a project that’s attainable regardless of the size of your outdoor space or budget. There’s something magical about exterior lighting. It creates ambiance and may even add a security feature. Porch and lawn lights, especially motion lights, can help deter burglars. When choosing lighting fixtures, remember that most buyers want LED lights. 

Start Chipping Away at Outdoor Projects

If you have already started thinking, should I sell my home soon? — now is the time to start working on outdoor projects. 

Whether you plan to sell in a few months or a few years, create a checklist of some of the outdoor projects you want to invest in, focusing on those that will provide returns. Also, prioritize the projects you want to enjoy while you’re still living in your home.

Have you always wanted an outdoor firepit? That will add value. Do you want more privacy by planting hedges or shrubs? That, too, will increase your home’s value. Focus on today’s real estate market, incorporating selling features buyers look for.

It’s no secret that the real estate market is going a mile a minute right now. Homes are still selling fast and way over the asking price. Of course, this sounds like an ideal time for someone to sell and take advantage of this market, right? But, where will you move?

If you want to sell and take advantage of the red hot seller’s market, you're not alone, but there are always pros and cons to every decision. Keep reading to learn the reasons you may (or may not) want to wait until the market cools to sell your home.

Pro: You’ll Likely Get at Least a Full Price Offer

Over half of the homes on the market today are selling for above asking price. This means you can almost guarantee you’ll get at least a full-price offer, and the odds are likely that you’ll get above the asking price. Of course, this is every homeowner’s dream! In this market, you can ensure that all of the TLC you’ve put into your home over the years will pay off big time.

Con: Where Will You Go?

Competition is stiffer than ever out there right now. So, you’ve got an above-asking price officer, you’ve accepted it, and you’ve got to be out of your home in one month. Where will you go? Do you have the capital to make an all-cash offer to get your offer accepted? Are the buyers willing to do a lease-back while finding your next home? Do you want to rent until you can find a new home? These are all things you must weigh before making the decision to sell.

Pro: Your House Will Likely Sell Fast

The average home sells in just 61 days — but much faster than that in some markets. This means you likely won’t have to sit around waiting and worrying about whether or not your home will sell. It may sell in a few hours, days, or weeks, which is a huge advantage compared to days past when homes could sit on the market, and sellers would eventually have to lower the price. 

Con: You’ll Likely Pay More

So, you’ve sold your home, you’ve got a nice chunk of change in your pocket, and you’re ready to find a new house. To win bidding wars in competitive markets, you may have to pay above asking price. Many buyers are winning bidding wars by making all-cash offers. The cost of that is an important consideration that could outweigh the extra money you could make right now listing your home.

Selling and buying a home is a stressful experience in itself. This market is making the process happen more quickly. Overall, it's still a great time to sell and get the best price for your home. Our advice is, to consider your options and talk to an expert about what the right decision is for your unique situation.
