Kensington Place is a cute little neighborhood just seconds from the interstate!
Right off of the Martin Bypass, just 2 seconds from the interstate, is the cute little neighborhood of Kensington Place! This great neighborhood is connected to the Hidden Hills neighborhood and is a perfect family-friendly spot.
Kensington Place was subdivided in 2005 and developed by Barlow Homes out of Lexington. It’s a small neighborhood with just 60 lots, but that one of the things that makes it special! Home styles range from ranches to two-story homes, plus there are still lots available to build your dream home! Street lights and sidewalks are throughout the subdivision which we always love. These are covered by the annual HOA fee of $95. This neighborhood has KU Electric and Richmond City Water, Sewer and Gas.
Unlike the Hidden Hills neighborhood, Kensington Place does have deed restrictions. For example, a ranch home must be a minimum of 1300 square feet, have at least a two car garage, and cannot have a split foyer. Outbuildings and chain link fences are not allowed. In 2018/2019 11 homes sold in Kensington Place for an average price of $183,000. Homes in this neighborhood are on the market for an average of 35 days and generally sell between $150,000 and $250,000.
